Job Description
We invite qualified Maintenance individuals to apply for our Building Maintenance and Operations Supervisor opening. Our Physical Plant team cares for the University buildings and grounds. Under the direction of the Assistant Director of Physical Plant, Building and Ground Operations, the Building Maintenance and Operations Supervisor supervises the building trades staff and student workers while managing projects, working with vendors, and working alongside the crews as required.

ESSENTIAL DUTIES:
  • Provide supervision and leadership to the building trades staff and temporary student workers.
  • Help manage construction projects.
  • Ensure all quality control measures are met, including overseeing university work performance and all contracted work to ensure compliance with federal, state, and local codes and standards.
  • Assist in providing estimates for project requests.
  • Complete office paperwork and work orders; answer and return calls and emails; perform other administrative work as required.
  • Work alongside the building trade staff as needed.
  • Manage, guide, and train more junior staff members.
  • Perform other related duties as assigned.

Knowledge, Skills and Abilities:
Representative, but not all-inclusive, of knowledge, skills and abilities to perform the job competently.
  • Knowledge of the general skills of all of the trades performed by the building crews, such as but not limited to carpentry, cabinet making, painting, and basic locksmithing.
  • Ability to manage and supervise experienced, skilled trades and junior staff members.
  • Proficient in Microsoft Office programs and other general office software and equipment.
  • Ability to read and understand architectural drawings and plans.
  • Organized thinker with exceptional attention to detail.
  • Excellent communication skills, both verbally and in writing.
  • Ability to effectively organize and prioritize work and concentrate on multiple tasks simultaneously.
Required Qualifications
  • Professional Building or Construction Experience.
  • Proficient in carpentry, cabinet making, painting, and basic locksmithing.
  • This position requires a High School Diploma or equivalent.
  • Must have three to five years of experience in working in a building or construction crew.
  • Must have experience in supervising or managing people.
  • A valid driver’s license is required.
Preferred Qualifications
  • Commercial Driver’s License
  • Experience with electronic key systems
Physical Demands
  • Will work indoors and outdoors, routinely exposed to inclement weather and extreme temperatures.
  • Exposed to the intense noise of mechanical and utility system equipment, machinery, and tools.
  • Incumbents may be subjected to moving mechanical parts, electrical currents, vibrations, fumes, odors, dust, gases, poor ventilation, chemicals, oils, bodily fluids, extreme temperatures, inadequate lighting, workspace restrictions, and working at height.
  • May, on rare occasions, be required to wear a respirator.
  • Position requires heavy physical activity and the ability to occasionally exert up to 100 pounds of force, up to 50 pounds frequently, and up to 20 pounds constantly to move objects.
  • Requires the ability to climb, balance, kneel, stoop, and reach.
  • Required to use close vision and be able to focus.
  • Regularly required to talk and hear; frequently required to sit, stand, bend at the knee and waist, and walk.
  • Must be able to have repetitive wrist, hand, and finger movements to type and work on the computer.
  • Must have finger dexterity and hand-eye coordination to work on computers, telephones, and related office equipment.
  • Regular attendance is a necessary function.
