Details Maryville Maintenance Lead Mosaic Medical Ctr - Maryville Full Time Status Day Shift Summary Works collaboratively with the Managers of Maryville Maintenance to plan, control, organize, and monitor all campus MEP operations ensuring preventive maintenance (PM) and routine repair activities are completed in accordance with manufacturer recommendations and Mosaic policies, and are consistent with Mosaic's mission statement, CMS and TJC standards of accreditation, and State and Federal regulatory agencies. Coordinates repair, construction and renovation projects related to the MEP functions collaborating with the Construction Department to ensure that goals and objectives of the projects are accomplished within defined timeframe and budget parameters. Plan and schedule real property equipment repair, maintenance, and upgrade projects. Monitor contract service employees and the overall progress of contract repair and replacement activities. Ensures MEP functions are in compliance with the hospital's goals and objectives, building safety requirements and standards of other regulatory agencies. Ensures work order labor and materials used are properly documented in TMS. This position in employed by Mosaic Health System. Duties Directs, plans and organizes programs involving maintenance of building, grounds, equipment and distribution lines for steam, hot water, plumbing, electricity, and refrigeration. Responsible for the routine daily operations and preventative maintenance program as it relates to Building Systems. Building Systems components include but are not limited to, heating ventilation and air conditioning (HVAC), boilers, chillers, compressors, pumps building automation systems, medical gas systems, normal electrical systems, and emergency power generation systems. Test and treat boiler feed water, cooling tower-condensing water and closed loop chilled water systems. Ability to read gauges/meters and log information. Isolate, trouble shoot and repair: pumps, steam turbines, fans, piping, valves, electro-pneumatic valves, motors, motor controllers, generators, diesel engines, HVAC systems, and all associated equipment. Assisting with prioritization & scheduling of all routine & preventative maintenance. This work effort includes coordination of service contracts/agreements, contractor services, regulatory testing/record keeping requirements, and assistant with capital repair/replacement plans. Responsible for ensuring required inspection, testing and maintenance is being performed on all fire and life safety equipment. Managing and maintaining records for regulatory compliance. Assist with development, implementation of maintenance procedures and ensuring continued improvement. Facilitate the onboarding process for new hires and support continued department development through education and training. Coordinate with various departments to schedule work, communicate disruptions all to ensure a comfortable environment for patients, staff, and visitors. Serve as maintenance liaison with other departments/clinics as needed including the liaison for environment of care committee and/or similar committees as directed by maintenance leadership in in the absence thereof. Plan ahead for maintenance and repair of equipment. Ensure boilers are operating at correct pressure and steam flow, chiller at correct temperature and pressure, and maintaining logs. Available for emergency on-call. Other duties as assigned. Qualifications All required education is a minimum requirement. Higher levels of education are acceptable. H.S. Diploma or GED equivalent required. Technical / Vocational Certification preferred. Driver's License - Valid and In State required. OSHA 10 within 120 days of hire and EPA 608 CFC Certification -Universal Refrigerant Certification is obtainable within 18 months of hire required. OSHA 30, Boiler- Stationary Engineer License, NFPA – Fire System- Health Care based preferred. 5 Years experience in a facility maintenance field, preferably in healthcare or similar environment Required. 3 Years Verifiable experience maintaining boilers, chillers, air handling equipment, roof top units, and working with auxiliary power sources required. 3 Years Knowledge and experience in Joint Commission, CMS, FGI Guidelines and NFPA regulations, and oversight and Management or Supervisory Experience Preferred.
